What is BlockONE?

BlockONE is a collection of top-quality Ames apartment communities designed especially with Iowa State University students in mind. BlockONE is comprised of 23Twenty Lincoln, The Edge and University Towers, all of which feature a variety of spacious, furnished apartments plus a full set of community amenities such as a 24-hour fitness center, group study rooms, courtyard with hammocks and fire pit, gaming spaces and more. All just steps from campus.

Is BlockONE part of Iowa State University?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at BlockONE has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at BlockONE pays a flat rate that includes:

  • Furnishings
  • High-speed internet
  • Water/sewer
  • Trash disposal
  • In-unit laundry (select apartments)
  • Community features – study rooms, fitness center, etc.

What size are the apartments?

The spacious accommodations at BlockONE are available in studio to 4 bedroom floorplans, with available private bedroom-bathroom suites.

Are the apartments furnished?

Yes, each apartment at BlockONE has a furniture package that includes a full-size bed, desk and chair and dresser drawers. The living room includes a sofa, chair, coffee table, end table and entertainment stand with an HDTV. Furniture packages vary based on apartment size and orientation. When do the contracts start and end?

The standard term begins August 17, 2022 (University Towers), August 18, 2022 (The Edge) or August 19, 2022 (23Twenty Lincoln) and ends July 31, 2023, with payments made in 12 equal installments. Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by pre-paying the final two installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. BlockONE also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at BlockONE?

Your living costs at BlockONE can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at BlockONE. Normal payment deadlines will continue to apply.

Is BlockONE open to non-students?

Nearly all the residents at BlockONE are students at Iowa State University. The per-person contracts are also designed with students in mind. Nonetheless, BlockONE is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

BlockONE has a monitored fire-sprinkler system, along with electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

BlockONE is a no-pets and smoke-free community. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at BlockONE?

BlockONE offers surface, covered parking and an enclosed parking garage for an additional charge.

What other transportation options will I have?

BlockONE is conveniently located one block from the ISU campus, thus making it easy to walk or bike to classes and school activities. There’s also plenty of bike and scooter storage on-site.
